Rent Concierge – Service Credit Acknowledgement
1. Acknowledgement of Service
By proceeding, you acknowledge that Miami Rent Hub provides rental support and concierge assistance services designed to guide you through the leasing process.
All rental approvals, pricing, and final decisions are determined exclusively by landlords, property managers, or condominium associations, which operate independently from Miami Rent Hub.
2. No Guarantee of Approval
You understand that:
- Lease approval is not controlled by Miami Rent Hub
- Approval decisions depend on third-party criteria, including but not limited to: financial qualifications, background checks, and building or association requirements
Miami Rent Hub does not guarantee approval, availability, or specific rental terms.
3. $100 Service Credit
You will receive a $100 credit once:
- you have used Miami Rent Hub's Rent Concierge service, and
- your lease application has been formally approved by the landlord or condominium association
The credit is issued after approval and applied toward eligible rental-related costs, including condominium or building application expenses.
4. Eligibility
The $100 credit applies to:
- completed rental transactions facilitated through Miami Rent Hub
- one (1) credit per lease transaction
- the individual or party completing the lease process through the platform
5. Usage Conditions
The credit:
- is intended for clients who actively engage with and complete the Rent Concierge process
- is not transferable
- cannot be combined with other promotions unless explicitly stated
6. Nature of the Incentive
You acknowledge that:
- the $100 credit is a service-based promotional incentive
- it is not a commission, rebate, or payment for selecting any specific property or service provider
- it is not contingent upon the use of any third-party vendor, lender, or provider
7. Third-Party Services
All rental applications, approvals, fees, and processes are handled by third parties, including landlords, property managers, and condominium or homeowners associations.
Miami Rent Hub is not responsible for third-party fees, application outcomes, processing timelines, approval requirements, or any consequences arising from third-party decisions.
8. Disclosure & Regulatory Compliance
You acknowledge that:
- this incentive may be disclosed to relevant parties involved in the transaction where required
- Miami Rent Hub operates in accordance with applicable Florida real estate laws and federal regulations, including restrictions on referral compensation
9. Limitation of Liability
To the maximum extent permitted by law, Miami Rent Hub shall not be liable for denial of lease applications, delays caused by third parties, changes in pricing or availability, errors or omissions in third-party information, or any indirect, incidental, or consequential damages arising from the rental process.
10. Fair Use & Abuse Prevention
The promotion is intended for legitimate rental transactions. Miami Rent Hub reserves the right to deny application of the credit in cases of duplicate claims, misuse of the service, or fraudulent or misleading activity.
11. Definition of Credit Earning Event
The $100 service credit is deemed earned only upon the occurrence of all of the following:
- written approval of the lease application by the landlord, property manager, or condominium association
- execution of a binding lease agreement by the applicant
- completion of the rental transaction without cancellation by the applicant prior to lease commencement
- submission of reasonable proof of payment of the eligible application-related expense
12. Credit Amount and Limitation
The service credit:
- shall not exceed the actual out-of-pocket condominium or building application fee paid by the applicant
- is capped at a maximum of $100 per lease transaction
- applies only to documented, eligible rental-related expenses directly associated with the approved lease
The credit will be issued within a reasonable period following receipt of complete and valid documentation. Incomplete or unverifiable submissions may result in delay or ineligibility.
13. Promotional Representation and Limitation
All promotional materials, advertisements, or statements regarding the $100 credit are subject to and governed by these terms. In the event of any inconsistency between promotional content and these terms, these terms shall control.
14. Licensed Broker Disclosure
15. No Agency or Fiduciary Relationship
Use of the Miami Rent Hub platform or Rent Concierge service does not, by itself, create an exclusive representation agreement, a fiduciary relationship, a property management relationship, or legal, tax, or financial advisory obligations. Any such relationship must be expressly established through a separate written agreement.
16. No Influence on Third-Party Decisions
Miami Rent Hub does not:
- set, alter, or influence approval criteria
- guarantee acceptance or prioritization of any application
- represent or act on behalf of landlords, associations, or property managers
All approval decisions remain exclusively with third parties.
17. No Interference with Existing Representation
By proceeding, you represent and warrant that you are not bound by any exclusive brokerage, locator, or representation agreement that would conflict with your use of the service, and that your use of Miami Rent Hub does not circumvent or interfere with compensation owed to another licensed broker or agent.
18. Source of Funds
The $100 credit:
- is funded solely by Miami Rent Hub / Cosmore Florida Corp.
- is not provided, reimbursed, or subsidized by any third party, including landlords, lenders, title companies, or service providers
19. Documentation and Electronic Consent
You acknowledge that:
- Miami Rent Hub may maintain records of your interaction, submission, and acceptance of these terms
- electronic records, timestamps, and submitted documentation may be used as evidence of eligibility and acceptance
By proceeding, you consent to the use of electronic communications, electronic records and signatures, and digital storage of transaction-related documentation.
20. Severability
If any provision of these terms is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
21. Waiver
Failure by Miami Rent Hub to enforce any provision of these terms shall not be deemed a waiver of future enforcement of that or any other provision.
22. Entire Agreement
These terms constitute the entire understanding regarding the $100 service credit and supersede any prior or contemporaneous communications, representations, or agreements related to the promotion.
23. Modifications
Miami Rent Hub may update or modify these terms to reflect regulatory requirements or operational needs. Any updates will apply to future transactions.
24. Governing Law
These terms are governed by the laws of the State of Florida. Any disputes shall be resolved in Miami-Dade County, Florida.
